Can standard home insurance cover holiday lets?

Standard home insurance will not cover your property for holiday lets. This is partially because most home insurance policies only cover occupied properties, whereas it is likely that your holiday let will be empty for extended periods throughout the year. Also, home insurance will not cover you for the unique risks associated with allowing paying guests to stay at your property.

Why you need insurance for holiday lets

Standard home insurance will not cover you for short-term holiday lets, but this isn’t the only reason you need specialist holiday let insurance.

If a guest injures themselves while staying at your holiday let, they might make a claim against you. In this case, you might be liable for any legal fees and compensation payments that might arise.

Plus, if you leave your property unoccupied for extended periods, it may be at risk of flooding from burst pipes, and other unexpected incidents. When you are not around to address the issue, even a small leak could eventually lead to huge amounts of damage. Claire joined James Hallam in January 2023 as a team manager for our specialist team that handles beach huts, shepherds’ huts, holiday homes and other specialist areas in Personal lines. Claire previously worked for a leading direct insurer for 18 years, where she managed a large personal lines team and spent 3 years working in learning and capability aspect, so has a passion for building and developing her team to deliver the best possible customer experience.
