What is a rebuild cost assessment?
A rebuild cost assessment (RCA) will help you to understand how much it would cost to rebuild your property in the event of a total loss. If you understand how much a rebuild would cost, then you will know how much buildings insurance you will need to adequately cover your property.
Many RCAs can be performed remotely, via desktop research, but a thorough site assessment may be necessary for some properties. An RCA can take as little as 10 working days to complete, yet site assessments can take a few weeks.
Any type of property, whether it is commercial, residential, or a listed property, could benefit from an RCA.
Our research shows that:
While all properties could benefit from an RCA, our research shows that these are the top 10 property types that are most likely to be underinsured:
Three types of RCAs are available:
Desktop Assessment
This is suitable for residential properties valued up to £5m, and commercial properties valued up to £12m. It usually takes 10 working days, and it involves various types of desktop research.
Enhanced Commercial Desktop Assessment
This is suitable for commercial properties valued up to £20m, and for Grade II, Cat B, C, or Grade B listed properties. It usually takes 12 working days, and involves some specialist checks on top of the standard desktop research.
Site Assessment
If the initial consultation reveals that desktop research is not possible, then we will arrange for a professional site assessment. This is suitable for residential and commercial properties valued up to £100m. There is usually a total lead time of four weeks depending on the availability of a surveyor, but the process usually takes 10 working days from the site visit to the final report.
According to research by RebuildCostAssessment.com, 93% of UK properties are insured for the wrong amount:
If your property is underinsured, you might get an unpleasant surprise if you ever need to make a claim on your property, as you will find that your settlement will not cover the full cost of repairs.
On the other hand, if your property is overinsured then it means you are paying too much for insurance you do not necessarily need.
An RCA can help you avoid both underinsurance and overinsurance through giving you an accurate and up-to-date figure for how much it would actually cost to rebuild your property. This means your insurer can ensure your property is insured for exactly the right amount: No more, no less.
An additional £30 admin fee is also required for any type of RCA.
